Los datos oficiales del \u00cdndice del Costo de la Construcci\u00f3n (ICC) que dio a conocer la Provincia indican que<strong> el valor del metro cuadrado para el mes pasado fue de $58.569.<\/strong><\/p>\n<p>A esta cifra se lleg\u00f3 ya que la variaci\u00f3n mensual alcanz\u00f3 el 3,87%. <strong>Lo que m\u00e1s se increment\u00f3 fue la mano de obra, que registr\u00f3 un 5,51% m\u00e1s en su valor que en septiembre.<\/strong><\/p>\n<p>El \u00cdndice del Costo de la Construcci\u00f3n (ICC- Cba) mide las variaciones mensuales que experimenta el costo de la construcci\u00f3n de una vivienda social tipo.<\/p>\n<h4>Para tener en cuenta<\/h4>\n<p>El \u00edndice est\u00e1 compuesto por tres divisiones llamadas \u201cCap\u00edtulos\u201d que involucran los precios de diferentes elementos. Los \u201cCap\u00edtulos\u201d son: \u201cMateriales\u201d, comprende los precios de 124 insumos; \u201cMano de Obra\u201d, 6; y \u201cVarios\u201d, 11. El conjunto total de los \u201cCap\u00edtulos\u201d se clasifica como \u201cNivel General\u201d, el cual incluye los precios de los 141 elementos enumerados previamente.<\/p>\n<p>Actualmente, la vivienda tipo est\u00e1 compuesta por cocina-comedor, dos dormitorios y ba\u00f1o. La superficie cubierta es de 50,25 m2, la mamposter\u00eda de bloque cer\u00e1mico con revoque grueso y fino, los pisos son de cer\u00e1mica y el techo de losa.<\/p>\n<p>Los supuestos generales consideran que:<\/p>\n<p>\u2022La vivienda es construida por un particular con lo cual los precios son finales, es decir incluyen el IVA.<\/p>\n<p>\u2022La vivienda es construida en la ciudad de C\u00f3rdoba.<\/p>\n<p>\u2022La obra comienza y termina en el mismo mes.<\/p>\n<p>\u2022No se incluye el valor del terreno.<\/p>\n<p>\u2022Se contempla el valor de la contrataci\u00f3n a un profesional para que realice el dise\u00f1o, la direcci\u00f3n de obra y el resto del personal (alba\u00f1il oficial, medio oficial y pe\u00f3n).<\/p>\n<p>\u2022Se incluyen los valores de los derechos de construcci\u00f3n, como la habilitaci\u00f3n municipal y otras tasas relacionadas, honorarios profesionales por proyecto y direcci\u00f3n t\u00e9cnica (considerando la normativa fijada por el Colegio de Arquitectos de la Provincia de C\u00f3rdoba) y las conexiones a servicios requeridos en el proceso de construcci\u00f3n, como agua corriente, energ\u00eda el\u00e9ctrica y gas natural, m\u00e1s el consumo de los mismos durante el mes de referencia (excepto el consumo de gas).<\/p>\n<p>\u2022Se except\u00faan los siguientes costos: el valor del terreno; gasto de flete por insumos; y, de infraestructura como la demarcaci\u00f3n de calles, redes cloacales, el\u00e9ctricas, de agua y otros gastos relativos al contexto en el cual se levanta la vivienda.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Durante octubre se increment\u00f3 un 3,87%, alcanzando un acumulado interanual de casi 53%.<\/p>\n","protected":false},"author":13,"featured_media":1671,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[39],"tags":[],"class_list":["post-639","post","type-post","status-publish","format-standard","has-post-thumbnail","category-actualidad"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v28.7 -
